Generating 1099-S Forms

This procedure generates 1099-S forms for residents, owners, and vendors.

The payer for 1099-S printed forms is the property itself rather than the property management company.

To generate 1099-S forms

1	Load preprinted stock in the printer.

Voyager fills in the appropriate fields on the form.

2	From the side menu, select 1099 S > 1099-S Forms. The IRS 1099 S filter appears.

3	Complete the filter:

Property	Co-op property where an owner received proceeds for sale of a unit.
Tenant	Owner codes for co-op owners you want to include in the report.
1099 Year	2011

4	Select a destination from the Destination drop-down list.

If you expect the report to be lengthy, select Save to PDF. Voyager will pass the 1099 forms off to Conductor, which will create a PDF you can then print. For more information, see “Report Manager and E-Mail Manager” in the Conductor Setup and Administration Guide.

If you expect the report to be short, you can select Screen and then print the forms from the Crystal Viewer in your browser.

5	Click Submit. Voyager generates the selected 1099 form.

6	Review the forms in Adobe Reader or Acrobat (if you saved to PDF) or Crystal Viewer (if the destination was the screen).

7	Print the forms. For information about printing from Crystal Viewer, see “Printing from the Crystal Reports Viewer” in the Core User's Guide. For information about printing PDFs, see Appendix E, “Recommended Settings for Printing PDFs.”
